A fixed-term lease ends on the day specified in the lease, unless both parties agree to early termination. For example, if the fixed term is from January 1 to December 31, the rental automatically ends on December 31. Unless tenants and landlords take other precautions, the tenant must move before noon on December 31. If your lease has expired, you have the option to opt for a lease extension, which means that at the end of your lease term, you and your property manager agree to renew the lease. The property manager will create a new lease with conditions similar to the original, and you and the property manager (and all your roommates who also choose to renew) will have to sign this new contract. However, it would make sense to allow visits at agreed times, provided that 24 hours` notice is provided.
